市議員許淑華昨召開記者會指出,今年八月開幕的松山菸廠文化園區內的台北文創大樓,其文創辦公室一坪租金為每月兩千兩百元,比周遭辦公室一坪一千兩百元到一千七百元高出許多,還規定文創業者須一次承租四百坪以上,使文創業者根本無力承租,許淑華痛批,這簡直是對文創工作者的一種剝削。
 
文創大樓近千坪空間閒置
 
許淑華指出,台北文創大樓分為文創辦公室與文創商場,前者租金比周遭辦公室高出許多,但後者的租金一坪每月只要一千零五十元,比起周遭商場每坪七千到九千元的租金來得低。文創業者去年反映辦公室租金過高的問題後,市府文化局、財政局、法規會、台北文創公司組成的協調委員會,至今仍未滿足文創工作者的需要,導致目前文創大樓八樓近一千坪的空間閒置,至今仍無人進駐。
 
文創業者江憲鴻表示,從事文創的公司多半是十人以下的中小企業,但台北文創大樓的租金太貴,還規定須一次承租四百坪以上,業者根本無力進駐,反觀商場租金竟低於市價,太不合理。office rental taipei
 
此外,許淑華表示,承攬松菸文創園區BOT案的富邦集團,光出租商場、辦公室、停車場,一年收入可達三億,但每年只須繳給市府四千七百多萬元的權利金與土地租金,因此市府有圖利廠商之嫌。作家馮光遠痛批,文創這兩個字已經變成骯髒的字,把文化人要的投資往口袋裡塞,「這件事根本就是夢想家那些人才會做的事情」。

對此,文化局表示,台北文創公司已兩度向協調委員會提出調降方案,未來將針對商場、辦公室營運狀況,同時考量文創業者實際需求再行評估,研議辦公室租金調整方案後,再送交協調委員會審核。office rental taipei
 
台北文創公司則說,目前文創辦公室已有三分之二的空間談妥租約,業者將陸續進駐,也會在考量消防安全與辦公隱私的前提下,主動規劃小坪數的文創辦公室,最快在明年初公布相關辦法。
